colorado laws affect housing providers
There is still time to register for the “Colorado Legal and Legislative Update” on November 21. This class will be held live in Grand Junction and will simultaneously be broadcast as a webinar.
Why register? In May of this year, five laws that significantly impact the Colorado Rental Housing Industry were passed, all of which are currently in effect.
The new laws include:
In addition to reviewing these updates, instructor Annie Deprey Murphy will
share HUD updates, court rulings, settlements, and enforcement agency actions.
- Changing rent, compliance, and repeat notices from 3-day demands to 10-day demands.
- Limiting the cost of application fees charged to an applicant to the actual cost to the landlord.
- Expansion of the Warranty of Habitability (WoH) to include mold and appliances, establishing timelines to address WoH issues, and allowing a tenant to deduct rent for repairs.
- Creating additional requirements for both tenants and landlords to inspect, report, and resolve bed bug infestations.
By staying on top of legal developments, landlords and property managers are better equipped to avoid common problems that lead to fair housing trouble, and have a better idea of how to resolve tenant grievances or complaints before they escalate into something more formal.
